Our fees include all of the legal work required to complete a standard sale of a property including:

  • Receiving initial instructions
  • Providing the seller with the instruction pack and assisting in completing protocol forms
  • Submitting contract package to buyers solicitors
  • Obtaining redemption statements from the lenders
  • Assisting seller in replying to enquiries raised
  • Redeeming the registered charges
  • Settling the agents fees by deduction 
  • Accounting to seller with the net sale proceeds to clients
  • Obtaining indemnity insurance cover where required
Any non-standard work would include Statutory Declarations required in the obtaining of an indemnity policy or misspelt names on the title.

Additional leasehold Disbursements

Management company packs for Leasehold property are required from the Management Company/companies and these prices vary. They can be as low as one pack at £120.00 or as much as £600 plus.
Consent to sale fee

Non-standard work

It is difficult to provide accurate details of the costs incurred with regard to any additional work which may be required which could include Rectifying defects in title, preparing Statutory Declarations. These fees will be assessed as soon as the issue arises and will be charged at our Standard hourly rate of £225 per hour although a standard Statutory Declaration in respect of access to the property would cost £105 plus vat.

Our fees in respect of a purchase will include all the legal work required to complete a standard purchase as follows:

  • Receiving initial instructions
  • providing the purchaser with the instruction pack
  • Receiving contract package from sellers solicitors
  • Obtaining search results
  • Raising enquiries
  • Reporting to clients 
  • Advising client as to how the property should be held i.e tenants in common/joint tenants
  • Preparing Stamp Duty Land Transaction return
  • Registering ownership
  • Providing client with copy amended title

*Note we are a sole practitioner practice and as such are not on all lenders panels and therefore may not be able to act on these matters. In the case of a purchase the work for the lender can usually be carried out by another local firm leaving ourselves to act for the buyer.

General information

We are a small sole practitioner practice offering a personal service. We will usually try to return calls on the day they are received. Day to day control of the matter will be handed by Sally Elliott an Associate legal Executive with 20 years experience in conveyancing and who works exclusively in this area of the law. Overall conduct of the matter will be in the hands of our sole principal David A Chapple LLb.

We are often asked how long a transaction may take to complete. In the case of Assents and Transfer of Equity approximately 3-4 weeks (provided in the case of the Assent a Grant of Probate is in place). Sale and purchases are difficult to estimate until full information regarding the chain is available. Usually 10-12 weeks when the chain is in place is quite normal.

We do not charge any extra fees for expediting a sale or purchase nor as shown above do we charge any administration fees for obtaining redemption figures, redeeming the charge, accounting to clients or sending funds by same day payment we simply pass on the fee the bank charge us on to our clients.
